The land the business park occupies was first developed in the late 1980s by Nicholas Phillips, grandson of diamond magnate, Sir Julian Wernher. The 60-acre business park is spacious and the buildings are airy with plenty of natural light. The grounds and air are clean, which can’t be said of some business parks and CCTV cameras have been installed to ensure the security of individuals and businesses based here. If you’re a contractor or freelancer looking for office space, there are even co-working spaces available.
2. Great transport links
Capability Green is widely recognised as the leading business park in London’s M1 corridor, located just off junction 10 of the M1 and less than an hour’s drive from London, which makes it accessible from many different directions. It’s easy to find a parking space, car sharing schemes have been set up and there are even charging ports for electric vehicles. And, of course, London Luton Airport is close by – you can even catch a shuttle bus from Luton Airport Parkway, a short walk from the business park.

Few business parks have a David Lloyd club around the corner and fewer still have swimming and spa pool facilities, state-of-the-art gym equipment, group exercise studios and over 100 classes a week to choose from. There’s also free Wi-Fi and parking available while the DLicious cafebar is not just a great place to grab a post-workout smoothie but also to meet a client or catch up with a friend. 4. Places to eat
If you google “places to eat capability green”, you won’t see many options for food, with the exception of Cafe Satis. There’s no need to despair if you can’t make it to the cafe, however, as the Marks and Spencer’s lunch van comes around each morning with a good selection of nibbles, sandwiches and salads. If you’re a caffeine-addict, it’s worth keeping an eye out for the Really Amazing Coffee van, which offers great coffee, drinks, pastries and hot food. Or, if you’re in the mood for something more filling, Bring Me Lunch works with a local catering company to deliver food directly to your building.
5. Leisure activities
While you could be forgiven for thinking Capability Green wouldn’t have much to offer in the way of leisure activities, that’s not actually true. There’s a cycle and walking route that runs from Luton Airport Parkway into Harpenden town centre, which has become a regular after-work trail for a few keen cyclists at Cobia. Capability Green is also close to Stockwood Discovery Centre, a local attraction with galleries and gardens, along with a cafe and free parking. The business park itself is a great place to spend a lunch-hour on a sunny day, sitting by a fountain, on a park bench or under the shade of a tree.

Here’s a bonus reason for you: while there are lots of great reasons to work on Capability Green, the most important is the other great businesses in the park.
